It was recently determined that Anchorage has the most affordable housing on the West Coast, meaning that more than 70 percent of the buyers in town can afford to buy a home. In many other cities, only 40 percent or 50 percent can. All of this means that if a property is in good shape, shows well, and is priced intuitively right, a seller's real estate agent will be able to sell the property rather quickly for full price or more in a rather short time.

So this is our market: We have more people in Anchorage than ever, more jobs than ever, and less unemployment. Our banks and mortgage companies appear to be making good loans and our economy is more diversified than ever. Under current zoning laws, we can accommodate about 20,000 more homes in Anchorage -- which, of course, is less than the number we will need -- and the economy in the Lower 48 is softening.
